New Federal Cabinet Ministers important to rental housing issues

2020-01-09T09:44:19-05:00

On November 20, Prime Minister Trudeau introduced his new cabinet. This sets out some background on the five Ministers who are of particular relevance for Canada’s rental housing providers. Bill Morneau is returning as the Minister of Finance. He has been the Minister and the M.P. for Toronto Centre since 2015. Over the past term, Minister Morneau has overseen an increase in the income tax rate on the top bracket, changes in the taxation of small businesses, an expansion of the CPP and four deficit budgets. He and the government also considered, but rejected, an increase in the taxes [...]

2019-2020 CFAA Rental Housing Employee Compensation Survey available now

2019-12-18T11:33:32-05:00

It seems obvious that paying employees too much can cut into profits, but paying too little can too! If your employees turn over too quickly, then customer service is compromised. As a result, that will raise tenant turnover, vacancies and turnover costs. A major cause of excess employee turnover is not paying a market rate. Therefore, to pay at the optimal level, employers need to know the market. To find out how your company fits into the market for rental housing employees, purchase the CFAA 2019-2020 Employee Compensation and Benefits Survey! Higher taxes? Pressures on rents? What can you and CFAA do today?

2019-12-17T15:07:31-05:00

Because of the new influence of the NDP, there are new and serious risks, and opportunities, for rental housing providers at the federal level. The key new risk is higher taxes on capital gains on the sale of rental property and other investments. In their election platform, the NDP promised to raise the capital gains inclusion rate (CGIR) from 50% to 75%. Such a change would raise corporate taxes on capital gains by 50%. The change would increase the income tax individuals pay on capital gains by 50% or more, depending on the taxpayer’s other income. See the table [...]

The Liberals, NDP and the Green Party have released their platforms. The information below is based on those platforms, and on the Conservatives’ platform plank releases and past actions while in power. More promises may be made by the Conservatives when they release their election platform. The Liberals promise to make a small tax reduction with a focus on people who earn less than $47,000 per year, and nothing for those who make more than $147,000. The Conservatives would give a small tax reduction for everyone. The Greens and the NDP both plan to raise taxes on the wealthy. [...]
